Verification requests, often called comfort letters, or CPA letters, typically relate to a client’s loan or refinance. We are asked to confirm specific information, but it’s the lender’s responsibility to conduct their own due diligence. Our firm only prepares tax returns, so we can’t comment on a client’s creditworthiness or financial status, including business ownership or financials. We can only confirm that we’ve filed your tax returns. If your lender requires specific wording for approval, we cannot provide it. You may need to hire a firm specializing in these letters, which will review your tax returns, business documents, and financial statements to verify the required information.
Our liability insurer has provided us with a template of the letter that we can provide. We recommend reviewing this letter and confirming this will satisfy the lender’s requirements. Please do this by either downloading or printing off the form and submitting it for review by the underwriter. There have been many instances where the client tells us that this letter will work (as told by the loan officer) only to follow up a few days later saying that the underwriter is requiring additional language. Once again, the template that you see here, is the only letter that our firm can provide. If this does not cover their requirements, you may need to seek out a firm that specializes in providing these comfort letters.
